How it's calculated

Front-end DTI equals your monthly housing payment divided by your gross monthly income. The housing payment includes principal, interest, property taxes, insurance, and HOA dues if you enter them.

Back-end DTI equals all of your monthly debt payments divided by your gross monthly income. That includes the housing payment plus car payments, student loan payments, credit card minimum payments, and any other monthly debts you enter.

Both ratios are shown as percentages. Nothing you type leaves your browser or is saved.

Frequently asked questions

What is debt-to-income ratio?▾

Debt-to-income ratio (DTI) is the percentage of your gross monthly income that goes toward debt payments. It is commonly referenced as one factor in understanding how much of your income is already committed. This calculator estimates it from the numbers you enter — it does not pull your credit or access your accounts.

What's the difference between front-end and back-end DTI?▾

Front-end DTI compares only your monthly housing payment to your gross monthly income. Back-end DTI includes all monthly debt payments — housing, car, student loans, credit card minimums, and other debts — against your gross monthly income. Both are commonly referenced, but different loan types weigh them differently.

What DTI do lenders look for?▾

Commonly referenced guidelines suggest a back-end DTI at or below 36% as a comfortable range, with about 36% to 43% often cited as an upper range. Requirements vary by lender and loan type, and many consider factors beyond DTI alone. There is no universal threshold, and a lower ratio is generally viewed more favorably.

Does this check my credit?▾

No. This calculator is entirely client-side — the numbers you enter stay in your browser and are not saved, sent, or stored anywhere. It does not pull your credit report, contact any bureau, or affect your credit score in any way.
